I got back to my apartment Sunday to find out that there is NO HOT WATER! I called the maintenance line on Monday morning and left a message. Tuesday when I was leaving my apartment I found a notice clipped to my door saying:

“The issue is being worked on. The original problem of an obstruction to a gas line revealed a much larger problem. This along with being stood up by feeble contractors has made a difficult situation into a very uncomfortable situation…”

Then the note said that the hot water will hopefully be working by this Friday, December 1st. So for the past few days I’ve either had to take my showers in the Wellness Center of my college or bear through a painfully cold shower at my apartment.

Rent is due Friday, but I don’t want to go pay rent for next month only to find out that they’re going to take longer to fix it than they said. It would be one thing if this was the first problem, but it’s not. Over the summer our dish washer didn’t work for a full 3 months!
It wouldn’t let me fit it all above… Also over the sumer half the electric sockets and the ceiling light/fan didn’t work in my roomies’ bedroom didn’t work for about 4 months too. The maintenance guys here are so lazy. The guy that fixed her fan was new and he was telling us about how the other guys just sit around and he couldn’t believe that we went so long without a dishwasher because he knew those guys weren’t working on anything.
i don’t live on campus.
moving somewhere else isn’t an option. i have a lease through April, then i’m moving to another city and transferring schools. and other than the current hot water issue it’s not so bad here (now that the dish washer works haha!).

It sounds like you are looking to find out what your tenant rights are in this situation.

Does your college have a housing advocate board of some sort, or know if there is someone you could talk to about this issue? Possibly check with your Student Services coordinator – perhaps that person knows how to contact someone regarding your tenant rights.

My concern is that you make sure you are following the law. Let’s say you refuse to pay the rent over this, could they have the legal right to evict you or start procedures to do so?

You have the right to hot water, especially if that is included in your rent. But you want to make sure you don’t do something that could create more hardship for you in the long run.

My boyfriend and i are looking for a place to live, he is 21 and makes $ 15/hour. He also doesn’t have any credit. Can i rent the apartment under my name because i’m a U.S citizen and he is not? Is there a chance for us? We need to find a place near waller, tx, it’s kind of urgent, any suggestions?

Landlords will not rent to you. You have no credit, he has no credit. You will need a parent to
guarantee the rent.

Class 6 felony
If it was worse he would have had to do time.. he only got probation

I think it depends on the felony and the person renting the apartment. You can apply, but I wouldn’t get too attached to anything, cause some owners may not choose you, especially if there are other offers.

If it was a horrible felon, I would say that would be a most likely not.

Ok so i am moving this is a spur of the moment thing i have a chance to make for money doing what I love to do (HVAC) and right now im not doing that im in security i hate this job so much i was born to fix anything broken, So here’s my question the apartment complex i live at told me i am responsible of the apartment until they rent it out and saying we have to pay rent until it is filled is this legal i didn’t find it in my lease i know im breaking it but how do they expect me to pay 8 months of rent when im not living there, Its not like i want to move out but im moving out of state
no I really dont i like the apartment im living at but i have a family and need to make ends meet

When you signed the lease, you signed a legal agreement promising to pay twelve months of rent. You’re lucky they’re going to let you off early if they find someone else to rent it.

Of course it’s legal. It’s always legal to expect someone to do what they signed a legal contract promising to do.

(It’s “not like you want to move out”? It sure sounds to me like you DO want to, very much.)

A friend of mine lost his job a couple of years ago and was unable to pay rent. He now owes that complex $ 2000. He was able to move in with family and after getting another job was able to rent another apartment with his family. He is looking for a complex in Atlanta that will allow him to rent despite owing another money.

Now a days you can count on every landlord who advertises their property will run your credit and discover the $ 2000 owed. So that leaves the apartments that aren’t advertised in the least desired neighborhoods that are only identified by a sign. The only other option is to get a co-signor.

Yes.. its definitely possible. I live in the Bay area, California and some of the companies here rent out luxury apartments to let their employees stay temporarily instead of paying for hotel accomodations.

I really desperately need to move out of my current apartment. It’s dirty and not safe for me or my children and no matter how much I clean I keep seeing bus. The problem is I messed up a lot living here sending in my rent very late, having a huge balance sometimes and I was evicted once from this apartment because I didn’t show up to court. Will I ever be able to rent again or should i just forget about it? I would like to move into another apartment next year.

You might be able to, if you had good reasons for paying your rent late and you can prove it. For example, if you lost your job and were trying to find another one.

If you didn’t have a sound reason for paying your rent late, then it’s going to be a lot more difficult. You can try offering a new landlord a larger security deposit up front, or paying an extra month or two of rent up front (or the whole lease if you can afford it).

San Jose Mercury newspaper used to list dozens of apartments and homes for rent in the classified ads sections. Since rentals are so competitve it’s hard to find decent but cheap rentals in Santa Clara County. Where are individual and private owners listing their properties for rent, other than on apartments.com?
